EleveX streamlines the real estate tokenization process by providing developers with flexible options to list and manage projects, ensuring compliance, transparency, and investor protection. Below is an overview of the workflow from project submission to profit distribution.
1. Project Submission
Developers submit detailed project information, including SPV (Special Purpose Vehicle) setup, whitepapers, financials, and business plans through the EleveX platform.
The SPV, created by the developer, holds the property assets and funds, ensuring accountability and proper management.
2. Compliance Verification
The SPV undergoes thorough KYC/KYB and AML checks using tools like Sumsub to ensure regulatory compliance.
Independent third-party experts conduct valuation audits to assess the property’s worth and align it with market standards.
Developer Options: CRA or Debt Bond Structure
Developers can choose between two frameworks to structure their projects based on their preferences and business goals:
Option 1: Corporate Resolution Agreement (CRA)
Developers sign a CRA, establishing the legal framework for the project.
The CRA, notarized and uploaded to the EleveX platform, ensures compliance and sets clear guidelines for project management.
Designed for straightforward equity-based real estate projects.
Option 2: Debt Bond Structure
Developers can opt to issue securitized debt notes backed by the property’s value within the SPV.
The property serves as collateral, providing added security and trust for investors.
Ideal for projects seeking to raise capital through structured debt instruments.
3. Project Listing & Fundraising
Approved projects are listed on the EleveX Launchpad, offering fractionalized property ownership through tokenized assets.
Fundraising is securely managed via escrow accounts until the target is met.
4. Fund Release & Token Issuance
Upon full funding, escrow transfers to the SPV’s wallet.
ERC-1155 tokens are minted and issued to investors, representing secure fractional ownership.
5. Capital Transfer to Developer
Developers withdraw funds through EleveX’s integrated banking solutions, including crypto-friendly fiat options and digital IBANs.
6. Property Management
The developer’s SPV oversees property operations, including tenant relations, rent collection, maintenance, and overall asset management.
This ensures a hands-on approach and transparency for token holders.
7. Progress Reporting
Developers provide regular updates on milestones and project phases through the EleveX dashboard.
Investors can track project progress in real time, fostering trust and engagement.
8. Valuations and Audits
Annual Valuations: Independent third-party valuations are conducted every 12 months to ensure accurate property assessments.
Live Price Valuations: Dynamic valuation tools based on real-time property sales and regional trends are being developed.
9. Project Sale & Dividend Distribution
Upon project sale or completion, profits and dividends are distributed to token holders.
Distributions are automated and claimable directly through the EleveX dashboard.
Investor Empowerment
Self-Custody: Investors maintain full control of their tokens using self-custodial wallets, eliminating reliance on intermediaries.
Transparency: Real-time project tracking, automated payouts, and token holder governance empower investors to actively participate in project decision-making.
Security Through Collateral: The inclusion of securitized debt notes for Debt Bond projects ensures investors are backed by property value, adding a layer of financial protection.
This dual-option structure allows developers to choose the best path for their project—either equity-based CRA or a secure Debt Bond structure—while ensuring efficient property management, investor empowerment, and transparent operations.
