Time-Based and Open-Ended Real Estate Projects on EleveX

Time-Based Real Estate Projects

Time-based projects on EleveX have definitive start and end dates, varying in duration from a few months to several years, as determined by the project creators. These projects conclude with the sale of the property, at which point the token owners collect their earnings. Post-sale, the tokens serve as a transparent receipt and a memento of participation in the project, but they no longer payout project rental or sale returns.

Campaign Types in Time-Based Projects

  1. Purchase of Property - Rental of Property - Sale of Property

    • These are multi-year projects where the project creator crowdsources funds to buy a property, secures tenants to generate rental income, and eventually sells the property. Token owners receive monthly payments based on their ownership percentage from the rental income and a proportion of the sale proceeds at the project's conclusion.

  2. Purchase of Property - Renovation of Property - Sale of Property

    • Typically lasting several months, these projects involve the purchase, renovation, and subsequent sale of a property. Unlike the rental projects, there are no monthly payouts; however, the shorter project timeline allows for quicker venture turnover. Token holders receive a share of the property's final sale price.

  3. Purchase of Off-Plan Properties - Development of Property - Sale of Property

    • This type focuses on high-end development projects from their inception. Project creators crowd-fund to purchase upcoming developments, and eventually handle the sale of the developed property. Token holders benefit financially from the final sale.

  4. Purchase of Land - Development of Property - Sale of Property

    • In these projects, funds are raised to purchase land and develop a property on it. Once the development is complete, the property is sold, and token owners receive their share of the earnings.

Open-Ended Real Estate Projects

Open-ended projects, in contrast, do not have a set end date. This flexibility allows token holders to decide when to sell their shares, based on the real-world market value of the property. These projects typically involve buying and holding properties for rental income or developing properties for ongoing revenue without a predetermined sale date. The token in these projects remains valuable and tradeable as long as the holder retains ownership.

Types of Open-Ended Projects

  1. Buy and Rent

    • Users buy tokens tied to a property that is rented out, generating continuous rental income, which is distributed to token holders as long as they hold the tokens.

  2. Buy, Renovate, and Rent

    • This involves the purchase and renovation of a property intended for rental. The ongoing income from renting the improved property is shared among token holders.

  3. Buy, Construct, and Rent

    • Similar to the previous type but involves constructing a new property on purchased land. Once completed, the property is rented out, providing regular returns to the buyers.
